Overview
Realioo (also known as Brokereum) is a property auction and tokenization platform for a Swiss real estate firm. Ownership of a property is represented as an ERC-721 token. Buyers and sellers transact through escrow smart contracts, and the platform includes a dashboard for an ICO and for governance voting.
Real estate is a regulated market. The interesting work here was not the token itself but everything around it: identity verification of investors, oracle data, and making the on-chain steps invisible to people who have never used a wallet.
What I built
- 01ERC-721 property tokens and escrow contracts for purchase and settlement, deployed and managed through Thirdweb.
- 02Stripe Identity for investor KYC, wired into the onboarding flow with a Node.js backend handling sessions and wallet association.
- 03OpenZeppelin Defender with ERC-4337 account abstraction so property NFTs can be minted without the user paying gas.
- 04Chainlink integration for oracle data used by the platform.
- 05ICO presale dashboard and governance voting UI in Next.js, with Strapi as the content layer.
- 06Deployment on AWS EC2 and later debugging and hardening on a Contabo VPS.
Architecture notes
Next.js front end, Strapi CMS for property and marketing content, Node.js for the KYC and wallet services, contracts deployed through Thirdweb.
Gas sponsorship is handled by Defender relayers with ERC-4337, so a verified investor can complete a purchase from a normal web session.
What was hard
Problem
Regulatory compliance for a real estate investment product.
Approach
Stripe Identity for KYC with verification state stored server-side and checked before any on-chain action. Worked with the client and their advisors on what had to be gated.
Problem
Investors are not crypto users. Gas fees and wallet prompts kill conversion.
Approach
ERC-4337 through OpenZeppelin Defender for sponsored minting, plus a guided onboarding flow that hides the wallet mechanics until they matter.
Problem
Production stability on a VPS the client controls.
Approach
Debugged and hardened the Contabo deployment: process management, environment separation, and logging that made incidents diagnosable.
Outcome
Delivered to the client and handed over with documentation.
